We carry out inspections and provide reports on any specific defects that are known to be present or suspected to be present.  In some cases, we would recommend engaging the services of separate specialist consultants and we would usually be able to recommend a consultant with whom we have a close working relationship.

REINSTATEMENT COST ASSESSMENTS
(for insurance purposes)

We prepare reinstatement cost repair assessments for insurance purposes and can provide these for either single or domestic homes or a range of building sizes and types within an estate or portfolio.

ENERGY EFFICIENCY ASSESSMENTS
(SAP ratings)

SD SAP Ratings form an integral part of the HCR Report format, but can be produced separately if so required.  The Energy Assessment summarises the energy efficiency of an existing house, and allocates it a rating from A (most efficient) to G (least efficient)

We also provide HD SAP Ratings for new dwellings. 

PARTY WALLS
We act as Building Owner’s Surveyor,  Adjoining Owner’s Surveyor or Agreed Surveyor in accordance with the provisions of the Party Wall Etc. Act 1996.

BOUNDARY DISPUTES
As a company, we have developed a specialism in boundary matters, either where disputes have arisen, or where clients are simply wishing to accurately register the land.

The use of laser EDM Total Station equipment allows for accurate measurement of land, after which this data can be downloaded into our Autocad drafting system for plotting.

DECENT HOMES ASSESSMENTS
The government’s aim is by 2010 to bring all social housing into ‘decent condition’.

An assessment of whether or not a property is or is not in ‘decent condition’ is based upon a set criteria and we can carry out such assessment indicating areas requiring alterations and improvement in order to meet the set criteria.

We can advise on maintenance requirements in order to put property into good condition and keep it in good condition in future years.  Where necessary we can advise on priorities where budgets are limited in order to make most effective use of the funds available in order to meet client needs and minimise future costs. 

RIGHTS OF LIGHT / DAYLIGHT ASSESSMENT
We can carry out Daylight Assessments for planning purposes and advise on Rights of Light issues relating to proposed developments.  Where necessary, we can negotiate settlement of any claim for damages in relation to an infringement of a Right of Light.
